Apartments in Vake
Vake carries the highest price per metre in Tbilisi. What you pay for is the address rather than the floor area: the park, the embassies, quiet streets lined with plane trees, the best schools in the city and restaurants within walking distance.
What is on offer here
In Vake we list 21 apartments in a boutique project: the metre runs from $4 741 to $5 373, with a median apartment of $290 420 at 58 m².
This is the top of the market, not the district average: Vake also has ordinary new builds and Soviet stock where the metre costs a fraction of that. Our figure shows the level of a boutique building, not the level of Vake.
For some projects the developer publishes neither an address nor a map point, so not the whole catalogue can be tied to a district. Only confirmed locations are shown here.
Who it suits
People buy in Vake to live, not to compute a yield: rents here rise more slowly than prices, so the percentage return is lower than in residential districts. What you get instead is the best liquidity in the city — such an apartment sells quickly even in a bad year.
A practical detail: the spread inside the district is enormous. A building by the park and one three hundred metres up the slope are two different prices and two different lives. Judge the specific address, not the district as a whole.
What to know before buying
A foreigner buys here on general terms and there is no transfer tax. Taxes, residence permits and mortgages are covered in the guide.
Frequently asked
What does a metre in Vake cost?
In our boutique project, $4 741 to $5 373. Across the district the spread is far wider: ordinary new builds and resale cost substantially less.
Is letting in Vake profitable?
In percentage terms the yield is lower than in residential districts, because rents rise more slowly than prices. But liquidity and capital preservation are the best in the city.
How does Vake differ from Saburtalo?
Vake is more expensive and quieter, with the park and the embassies. Saburtalo is denser and better for transport, but has less greenery and fewer courtyards.
