What an apartment in Tbilisi costs

The median price per square metre across our projects is $1 993. The spread is wide: from $1 355 in outlying districts to $5 373 in boutique buildings. The median price of a whole apartment is $135 826 at a median area of 63 m².

This is the primary market. Resale is on average cheaper per metre in the same district, but it carries a different set of risks: the state of the utilities, the legality of past alterations, the ownership history. Document checks matter in both cases, and more so on resale.

What your budget buys

The $150,000 line is there for a reason: since 1 March 2026 that is the threshold at which a purchase becomes grounds to apply for a residence permit. What counts is the appraised value from an accredited valuer, not the sum in the contract, so properties sitting near the line should be appraised in advance.

Layouts

The mix leans towards compact housing: 63 studios, 479 one-bedroom, 188 two-bedroom and 8 three-bedroom units. Areas run from 27 to 151 m².

For letting out in Tbilisi, buyers usually take studios and one-bedrooms: they fill faster and return more per dollar invested. For living with a family the logic reverses — two-bedrooms in residential districts, where the metre is cheaper, make more sense.

An honest word about districts

Tbilisi districts confuse almost every newcomer: the administrative division of the city and the names people actually use do not line up. Didi Dighomi administratively belongs to Didube; Kazbegi Avenue sounds like Saburtalo but by the boundary may fall into Vake. The same building therefore turns up in listings under two different "districts".

The practical conclusion: judge by the specific address and by what is nearby — the metro, a school, a park, the road you actually drive — rather than by the district label. We look at the location on the map with you and tell you what is really there.
